Selections Available

There are a number of distinct neighborhoods in and around Bodega Bay offering a variety of housing types and locations. Bodega Harbour accounted for almost 60% of the 49 home sales in Bodega Bay and usually offers the widest selection of homes available.

Bodega Harbour, south of town, is the largest subdivision with 725 parcels on 512 acres. As of January 2007, approximately 680 homes had been built. Since the development began in 1971, housing styles have changed from the rustic beach houses typical of the early years to larger more elaborate homes in recent years. Custom architecture has provided variety while design guidelines have given the development continuity. Lot sizes vary but most are approximately 6000 square feet. Nearly all are adjacent to common area or open space.  

The many amenities include golf, tennis, swimming, a restaurant, beach access, a Yacht Club with small boat dock and hoist, RV and boat storage and 24 hour security patrol. The development is managed by a homeowners' association. Dues are currently $250.00 per month. Water and sewer is provided by the Bodega Bay Public Utility District. Underground Cable TV, telephone and electric utilities are installed to each parcel. 

The Taylor Tract, also known as Old Town, has houses mostly dating from the 1920's to the `50s. Narrow streets climb the hillside from the bay providing bay views to many homes. Most homes are modest in size and construction. Many have been remodeled recently. A few in-fill lots remain. Water and sewer service is provided by the Public Utility District. 

Harbor View : In late 1994, the county approved this subdivision, which will add 70 single family and 14 affordable housing units to the housing inventory. In 1999, the developers put in the roads and utilities for building the first homes in the Spring of 2000. Due to financial problems and then planning issues the development slipped into bankruptcy and then litigation. Final county approval in 2006 has paved the way for building to start in 2008.   Harbor View is the only significant new coastal housing development included in current county planning documents, including the Coastal Plan and the General Plan

Bayflat Road circles the bay and provides access to the marinas and the Bodega headlands. Homes ring the bay and ascend the ridge overlooking the bay. The area has a variety of housing styles and ages. It is popular for hiking, biking, bird watching, windsurfing and horseback riding. Water and sewer service is provided by the Public Utility District.

North of Bodega Bay, there are several small residential areas along Highway One offering rugged ocean views and/or easy beach access. The following communities are outside of the Bodega Bay Public Utility District and are served by private water companies or private wells. All are on septic systems. Water supplies are just adequate or inadequate to serve existing development. For this reason, new construction is limited in these areas. The communities include:

Salmon Creek is an old time beach cottage subdivision developed in the `20s and `30s tucked against the dunes. Its narrow streets wind past an eclectic mix of houses in various states of repair.  

Carmet is a 60 lot subdivision developed in the `40s with mostly one story flat roof homes. Some are located on Highway One across from the beach.

Across Highway One from Portuguese Beach, Sereno del Mar was subdivided in the early `70s. Large lots and surrounding open space gives the subdivision a country feel. Approximately 140 homes are built. A building moratorium due to water system limitations had prevented nearly half of the 168 parcels from being developed. Russian River Utility (707-877-1502) took over the water company in the mid 90's and have been steadily improving the system. The PUC them authorized more hook-ups and they have been available at $5,000 each and all but about 27 lots have a hook-up.

Overlooking Gleason Beach are approximately 20 contemporary homes occupying the narrow strip of land between the highway and the cliff, offering perhaps the most dramatic ocean front views in the area. 
The West Beach subdivision on Cliff Avenue is an older cliff-side development of approximately 30 homes, many houses with ocean frontage.
